It’s difficult to determine the capabilities and reliability of a contractor.

Let us show you how to find a good roofing contractor

1.There are many ways to start your search for the contractor who meets your individual needs. Referrals are obviously the best source for names of credible companies.

2.Make sure the contractor has a good reputation. Check for references and call a few of them.

3.Did the contractor provide a written estimate? Including an accurate description of the work to be performed, plus work that may have to be contracted out.

4.Did the contractor check existing ventilation for proper circulation and also explain the importance of proper ventilation? Improper ventilation will damage your shingles and can invalidate your manufacturer’s warranty.

5.Will the contractor thoroughly clean up your roof and around your house when finished? Will they remove all surplus materials? Will they leave your yard in the same shape they found it?

Do you have moss on your roof tiles and not sure what to do?
Here are some useful Moss and Algae Prevention Tips
1.“Green” roofs are not desirable when the green is from moss or algae. On north-facing slopes or roofs in heavily shaded areas, these greens can thrive. While algae is unsightly, moss damages most types of shingles, decreasing their lifespan.

2. For new roofs, the following tips can prevent moss and algae from forming on roof tiles:
Use an algae resistant roofing material. Metal roof coverings resist this growth, and some algae-resistant asphalt, composite, and other shingles are available.

Detail a zinc or copper strip with a 3 inch exposure just below the ridge. Rain will wash over the metal strip and treat the shingles below with mold- and algae-resistant properties. Consider, however, that zinc can pollute waterways, and tarnished copper may stain.

3. Remove overhanging branches to provide more sunlight and allow the roof to dry faster.

4. Educate clients and homeowners about the importance of a maintenance program (removing accumulated debris and hosing off moss periodically) to extend the life of the roof.
For existing roofs with a mold or algae problem, the problem must be removed and steps taken to prevent its recurrence.

5. Check the roof warranty to see what types of cleaning may void the warranty, and avoid these methods.

6. Wet mossy roofs can be very slippery. Service providers can be hired to clean moss and algae off roofs.

7. Focus cleaning efforts on the areas that need it. Hosing and brushing should be done from the top of the shingle down. Avoid chlorine bleach, which can discolor wood and harm the environment. Oxide bleach may be a better choice. Pressure washing may also damage roof materials.

8. Remove overhanging branches, add a metal strip near the ridge, and institute a regular maintenance program to prevent moss from returning.

Roof Inspection Certifications Explained

Roof Inspections and Certifications are performed and issued by a roof inspector to certify that a roof is free of defects and should perform as designed for a certain period of time. The certification period is usually 1-2 years and sometimes as many as 5. The period requested can and does vary. (You did not mention the period of time the certification was requested for).

Roof Certifications are typically requested by; Lenders, Municipalities, and Buyers. Lenders want a roof independently inspected to mitigate risk, municipalities want roofs inspected to maintain a quality housing stock and tax base. Buyers will often request a roof certification after a home inspection. Since your buyer requested a certification after a home inspection, it is likely that the inspector found defects and therefore requested a roofer inspect and verify the condition of the roof. In other words, you have a problem and it may need to be corrected.

If you know you have problems and pay up front for a roof certification, you are wasting your time and money. What you really need are quotes to repair the existing roof and a warantee or certification after the repairs are made. For this, I recommend getting several quotes.

Why pay to get a quote? You should contact several roofing contractors who work with your type of roof. Ask them if they will repair and then certify a roof what they charge for the roof certification (after it is repaired). Roof certifications are not necessarily a waranty or guarantee.

Lenders and municipalities want a detailed inspection and simply want to know the roof will not likely leak in the period requested. For this, an independent inspector is probably the best choice. Since the independent roof inspector has no vested interest in selling you a new roof or repairs, you will get an honest opinion. If the roof is leaking or nearing the end of its useful life, don’t expect a certification.
